INTRODUCTION

The industrial estate is located in the heart of Hungary, where the Sió canal meets the Kapos canal in Tolna County. Its area of land is 19 hectares, and provides exceptionally good conditions for industrial activity as a large amount of cheap labor force is available in the neighborhood. It can be divided into several pieces and you can buy each piece. Especially, it is easy to construct buildings and factories on the unbuilt piece. During the years of operation, significant tax benefits are waiting for the investors. An additional advantage is that the estate is located far away from the residential area, making it ideal for environmentally harmful industrial activities as well (e.g.: cable manufacturing, battery assembling, chemical activity, etc.), which of course comply with the currently applicable environmental regulations. The already constructed different-sized halls, workshops, and offices are for sale, and on request, we undertake their complete restructuring and renovation and the designing and construction of new buildings as well.

  • How to get there:
  • By train: the estate is located on the Budapest-Dombóvár-Pécs railway line, 1 km from the Tolnanémedi railway station.
  • On road: on motorway M6 then on road 61, or on motorway M7 then on roads 64 and 61. Distance from Budapest: 137 km.
  • Water supply: from an own well with a capacity of 10 m3 per hour.
  • Sewage treatment: with an extended dissolution basin and sand filter.
  • Electricity: provided by an own transformer station (capacity: 250 kVA).
  • Gas supply: a new line can be built from a gas distributor that is located 1 km away.
  • Telecommunications: through a phone cable owned by Magyar Telekom.

Tolnanémedi and the surrounding towns – due to the high unemployment rate of the county – provide an adequate labor force basis for the companies operating there. The local government is extremely interested in job creation, thus provides flexibility in handing out an operating license. Moreover, it is important to know that discounted tax rates (low trade tax) and other national tax benefits are offered to companies with industrial activity. It is also possible to apply for State supports and EU subsidies.
